Problem restoring using GRT enabled backup

I am receiving the following error message when attempting to restore;

Use the Exchange System Manager to check the configuration of the Recovery Storage Group and the mount status of the databases. V-79-57344-65280 - Unable to restore the selected Microsoft Exchange databases because one or more of the storage group's databases are mounted. Use the Exchange System Manager to dismount all the databases for the storage group 'Third Storage group', and then retry the job. V-79-57344-65217 - An error occurred while completing the operation on \\xxxxxxx\Microsoft Information Store\Third Storage group A failure occurred performing the post-restore operation.

Can anyone shed any light? The account doing the restore is the default account and is the system logon account. It has all the priviledges and is a member of all of the required groups. It is the backup service account.
We have no recovery storage group currently enabled as to my understanding with GRT this is not needed as we want to restore this particular folder directly into the users live mailbox.
I have tried just doing a straight restore, I have tried redirecting it to another mailbox that has all the appropriate permissions to no avail. We have recently migrated from Exchange 2003 to 2007 however this particular tape backup was a sole Exchange 2007 storage group backup.
Is the user required to be out of their mailbox when I am doing the restore?
Any tips?

It appears, you have the storage group or database selected in the restore selections. Please create a new backup job and expand the mailbox store to select individual mailbox that you plan to restore. Users can continue to use their mailbox while the restore is happening. But, having them out will probably help in improving the performance of restore. Please note that if this is a tape backup, the database would be first staged to local NTFS volume and then restored from there. So, the restore would take more time compared to a backup to disk.

Unfourtunatly, I have definetly only selected the actual folder I want to restore.
(you can't see the actual selected folder in this image, that's a bit further down,.. but just to show you the top levels. )
I want to restore a folder of a subfolder inside a specific mailbox.
Any further ideas?
It is a tape backup and I am aware it 'stages' the SG to an NTFS volume first (took me 32 hours to restore once :-( ) ... We are looking into backup to disks urgently.
I'm not quite sure why this isn't.... I can't even re-direct the thing to another freshly created mailbox!!!
Any help would be much appreciated.

Did you try creating a new job, because i am suspecting some corruption with this restore selection list, somehow it shows "\\xxxx\Microsoft Information Store\Third Storage group" in the restore selections. Please try creating a new restore job and select mailbox to be restored and submit the restore.

Hemant - I changed it to \\xxxx to protect our server names :-) - it deos actually show the correct server name.
Each time I create the job, I am right clicking on the media in the device view and choosing 'Restore Data'... so that it takes me directly to the catalogued tape. The tape was backed up 1 week ago so BackExec still has the media catalogued. I have done this numerous times with different settings (have just verified that all of the 07 databases can be overwritten by restore as well)
If you have any more suggestions that would be great - I will give Craig's guide a go now in the meantime.

I've made a copy to disk and the actual file size of the disk is 240gb so I assume the data is there... however when I go to restore using that as the source it is saying it contains no data? Any ideas?

That's the error message....
ahhh! that's nearly 2 days gone by now that i've been unable to restore. Why is the software so unpredictable? granted i've inherited the setup from someone else but still....

I've restored from a snapshot full backup, but Symantec tell you not to use AOFO with any DB.
The location being on a SAN makes no difference.
If you cannot do this with Backup Exec, try opening that backup file with NTBackup and see if you can restore it.
Can you perhaps send some screenshots through as well?

If I want to re-configure the exchange backups... is it a case of turning AOFO off from within options to disable the snapshot backups?
Does anyone have any other suggestions as to how to get this data? Is it worth me duplicating the data again from the tape?
